What changes the size of the job

Rendering costs in Hull: what makes a job bigger or smaller

Prices for this site have not been verified, so this page contains none. What it does explain is why two jobs on similar-looking houses can be very different in size, which is the key to comparing quotations fairly.

Getting to the wall

How the wall is reached comes first. A front wall on an open street is straightforward. A rear wall behind a terrace, reached through a shared passage, means scaffold and materials carried by hand and waste carried back out. Bays, lower roofs and conservatories under a wall all need extra scaffold.

Stripping and what it reveals

Whether the old render stays or goes makes the biggest single difference. Hard, well-stuck pebbledash takes far longer to remove than render that is already falling off. Once the brick is bare, repairs often appear: soft bricks, crumbling joints, old openings and wet brickwork low down. In a low-lying city, the base detail matters; cutting render back above the DPC and lowering a raised path can be part of the job. Ask in advance how extra repairs will be shown to you and agreed.

The system, the details and the season

Systems differ in time on site. MPA Mortar's data sheet describes a two-coat cement render with an undercoat that needs days to dry before the finish. Monocouche is a single heavy coat, scraped back the following day. Silicone means a basecoat first, then a primer that SAS says should go on at least 24 hours before the thin top coat. Lime takes longest, with days between coats and protection afterwards.

Details add up: beads around bays, sills that drip clear, and downpipes removed and refitted. EWI adds boards, fixings, mesh, deeper sills and sometimes roof-edge alterations. A substantial re-render may require that option to be assessed under Approved Document L: the dwelling thresholds concern more than half of a thermal element or more than a quarter of the external building envelope, with feasibility considered. Have the designer settle the affected areas and required improvement before comparing prices. Otherwise a cheaper render-only quotation may describe a different job from an insulated-wall proposal.

Weather is the last variable. Cold, frost and rain stop work, and damp air slows drying, so winter jobs can stretch.
